This month, Two Companies were fined a combined £1.3 million after a 130 kg window fell from the 26th floor of the Corniche development on London's Albert Embankment, killing a man walking below. Early in the design, the bespoke penthouse windows had been changed from opening inwards to opening outwards. That change was never effectively risk assessed or calculated properly. Each window was held open by a single restrictor fixed with a single screw, and none of the fittings had been confirmed by their manufacturers as suitable for the application

The case is a reminder that a design change is a new design and needs checking like one. In roofing and cladding, changes happen all the time and often look minor. These can include:

  • a substitute liner, insulation board or membrane
  • a different fixing or bracket wider purlin
  • or rail centres a revised parapet, gutter
  • or penetration detail a "like-for-like" swap made during procurement
Each one could affect the overall design and needs assessing and calculating before changes are agreed. The calculations need re-running, and each component needs confirming as suitable for the actual use, not just the one it was tested for. Roofconsult provides independent checks on design changes, substitutions and value-engineering proposals, with clear, auditable calculations, so every change is proven before it is built.
